Welcome to 1643 9th Avenue - your urban oasis - a modern take on a classic home in the heart of Oakland! There is so much here in this creative multi-living property with two bonus units- featuring 1598 sq ft total of living space*! The main home has two bedrooms and 1 bathroom and 932 SF with an attached garage situated on a 2475 sq ft lot. There is a bonus downstairs lower level one bedroom, one bathroom measuring 470 SF with a kitchenette, and a standalone studio at 196 SF with its own kitchenette and bathroom! There are so many possibilities to host or rent out these spaces to family or your community with this unique, vacant space!

This home has been in the family for 25 years and in the last half year the sellers have lovingly refreshed all three units, achieving a modern and cohesive vibe. Upon entering the main home, the open concept living and dining rooms offer a sun filled space with higher than average ceilings, recessed lighting, and built-in speakers for a surround sound home theater system. There are newly installed luxury engineered wood floors, creating a seamless flow throughout. The entire home has been fully updated and freshly painted, exuding a contemporary allure.

The kitchen is the heart of this home with a chic and clean palette or subtle greyish-sage cabinets, quartz countertops with beautiful taupe veins and a waterfall feature, and stainless steel appliances. The backsplash and herringbone tiles perfectly complement the counters and newly installed cabinets and the kitchen spills into an amazing breakfast nook with french doors opened to a sun soaked deck.  You will create memories and meals in this beautiful space.

Both bedrooms boast ample closet space, one with a chic barn door! There are contemporary light fixtures in both bedrooms, and both rooms are filled with tons of natural light. The back bedroom has french doors that open to the outside deck, where you can sip your morning coffee.

The main bathroom has been tastefully updated with new tiling all the way to the ceiling,  modern fixtures and black features. It also features a soaking tub with jets; and a glass surround. The double sink has a cabinet with space for a hair dryer to be organized and plugged in–they have truly thought of every detail!

The majority of the windows are double paned. While everything is updated and fresh inside the home, the sellers elected to keep a beautifully crafted stained glass window created by renowned artist Peter Mollica, (who has work in the National Cathedral in Washington, D.C. and The Oakland Federal Building!) The expansive outdoor space offers room for bocce ball and lush greenery, creating a serene retreat within the confines of the property.

In addition to the main home, this property also includes an updated detached studio measuring 196 sf, offering a self-sufficient unit complete with a bathroom and kitchenette. This can be used as an outdoor home office; art studio; or a place for friends to stay.

The one bedroom, one bath unit is in the lower portion of the main home. It too has been thoughtfully updated with modern touches. The kitchen area has black backsplash and fresh white cabinets; built in gas cooktop, sink, and built in microwave.  The unit has been freshly painted and has engineered wood floors throughout. The bathroom has also been updated with a tiled shower.

All three units have access to a shared laundry room measuring 87 SF. The yard has several areas that can be designated to each unit; or shared - it has a fun and private vibe, space for outdoor couches, corn hole, bbqing, or even a outdoor dog bathing area! Dont forget the single car attached garage and off street parking which give additional storage space!

Neighborhood Gallery

1643 9th Avenue

Located in the vibrant Clinton neighborhood of Oakland, residents are just a stone’s throw from Lake Merritt and have quick access to 880, bus and BART (1.5 miles away), making commuting a breeze. Champa Garden, Xochi the Dog Cafe, and Philomena are just a few of the beloved neighborhood restaurants in this area. Head right down E 17th, and you hit Lake Merritt in a half mile where you can enjoy morning jogs around the lake, Brunch at Portal, a cocktail at Baggys or do your grocery shopping!

The area has a rich and active history of preserving art and architecture. The Brooklyn Neighborhood Preservation Association, an active neighborhood group in the 1980’s and 90’s is responsible for many preservation efforts in the larger neighborhood, including the designation of the “10th Avenue Historic District” in 1988, Oakland’s first historic district. The neighborhood includes a mix of homes ranging from bungalows and craftsman style homes to huge Victorians and homes designed by famed architects Julia Morgan and Albert Farr. Peppered in amongst are also artist live-work studios, and commercial storefronts.

There are many young families and established residents who call this place home. They all enjoy the ease of getting to Lake Merritt’s famed farmers market on Saturday and enjoying the sunny side of the Bay!

Downtown Oakland is home to the skyscrapers of giant health care provider Kaiser Permanente and Clorox; high-tech startups like Internet radio station Pandora; and sports franchises the Oakland Athletics. Newly developed condominium projects with modern conveniences, a few old Victorians, and contemporary structures make up the majority of the housing in this mostly urban area.

Oakland’s heritage as a port city can still be found in its communities and cuisine: Le Cheval, a Vietnamese neighborhood institution; Rio California, a Brazilian eatery located in Preservation Park; and Ichiro, a Japanese sushi bar. Downtown Oakland’s entertainment scene includes the massive Paramount Theatre on Broadway and the Fox Theater on Telegraph Avenue. These former movie palaces now feature symphony performances, ballet, rock acts, and showings of classic movies. For the gallery-goers, Oakland First Fridays is a gallery walk that includes artisan works and food vendors. Some Downtown Oakland residents can walk to work, while those who work in San Francisco have access to two Bay Area Rapid Transit (BART) stations.
